Rust Removal in Southern Michigan and Fort Wayne

Removing Rust Stains on Your Southern Michigan Concrete and Siding

Rust Removal Southern Michigan and Fort Wayne

Rust stains show up on concrete, vinyl siding, glass, and propane tanks, and around here the cause is almost always irrigation or well water. At Westfall Power Washing LLC, we pre-wet the surface first and use a rust cleaner suited to the material, so nothing gets etched. Rust turns up on homes all over Southern Michigan and Fort Wayne. Call us at (517) 227-4597, and we'll take a look at the staining.

Surfaces We Clean Rust From and How We Treat Each

The rust cleaner we reach for isn't one strength for everything. We change it to suit the surface it's going on.

Concrete

Most of the rust we see is on driveways, walks and patios where sprinklers or well water land day after day. We mix the cleaner at the concrete strength and set it to how deep the stain has gone. A stubborn stain gets a second application before we rinse.

Vinyl Siding

Vinyl needs a gentler cleaner than concrete does. We pre-wet the panels, treat the stained area, and rinse it down.

Glass

Glass gets its own strength as well. We treat and rinse it the same way we do the other surfaces, just at the ratio glass calls for.

Propane Tanks

Rust streaks a propane tank too, and we clean it with a cleaner matched to the tank's surface, pre-wet and rinsed like everything else.

Why Choose Us to Take Rust Off Your Home

A few things set our rust work apart on the kind of homes we clean.

A Rust Cleaner Set to Each Surface

Concrete, glass, and vinyl each need a different strength, and too strong a mix on young concrete can etch it. So we check the age and finish of your concrete before we touch it. Our team knows concrete, how it was poured and how it should be cleaned, and that's what keeps the surface under the stain intact.

Our Own Water for the Rinse

Our trucks carry their own water, roughly 430 gallons on board, and we add filtration when the water at your home runs dirty or rusty. We top off from your spigot, but never enough to leave rust behind. That way, your own well water isn't putting a fresh stain back where we just cleaned.

No Need to Be Home, With Photos to Prove It

You don't need to be home. We do a full walkthrough and photograph your property before we start, keep you updated by text and email, and send matched before-and-after photos with your invoice. Shot from the same spots, those photos let you see exactly what changed on every area we treated. It's the setup lake-home and second-home owners lean on when they're rarely on site.

From Pre-Wet to Final Rinse, How Rust Removal Works

1

The Free Written Estimate

Call, text or request online. Our office team answers, with a live answering service backing them up. We look your property up online or ask for a few photos of the staining. Then we email a written estimate within two business days, often the same day. Our insurance and workers' comp details come with it.

2

Approve and Get Your Reminders

Accept the estimate online, and you get an email and text confirmation. As the date gets close, we send reminders with an arrival window so you know when to expect us.

3

Photos and the Pre-Wet

We start with a quick walkthrough, photographing the stains and the plants nearby. Then we pre-wet the stained surface and the landscaping around it. Pre-wetting is the first step on every job we run.

4

The Rust Cleaner and Dwell Time

We mix the rust cleaner at a ratio set for the material and the severity of the stain, then let it sit and work. If the stain needs another pass, it gets one.

5

A Thorough Rinse

We rinse the treated area down with our pressure washing units, then go back over the surrounding plants with a rinse of their own.

6

Final Look and Your Invoice

We take a last look at the areas we treated and send your invoice the day of service. If anything isn't right, the promise below has you covered.

What Rust Removal Costs, Alone or Added On

Every rust job is quoted on its own. The price depends on how much area is stained, how deep it goes, the surface it's on, and how easy it is to reach. You get the exact number on your free written estimate.

PricingDetails
$450 minimum$450 minimum as a standalone visit; typically from $200 when added to another service. A standalone visit is a trip out just for the rust. The add-on rate applies when we fold it into a house wash, a driveway cleaning or another service already on the schedule. What you pay moves with the stained area, how deep the stain is, and which surface it's on.

Combining services or staying on a recurring schedule can lower your price. Ask about it when you get your estimate.

Our Make It Right and Plant Care Promise

Customer Satisfaction Guarantee

If something isn't right, let us know within 48 hours of your service and we'll come back out to make it right, usually the same day or the next morning. That window starts the day we do the work.

Plant Care Commitment

Rust cleaner goes on concrete and siding right next to your beds and shrubs. We document your plants before we start, and if our work damages one, we'll replace it.

I do not know the names (or remember) of the two employees that came to our house but they did a good job. We had a stubborn side that they worked and worked on. They told us everything they were going to be cleaning. They also power washed our outdoor chairs under the deck and hit the rails up above. I would highly recommend them and will use them again.

Rust Removal FAQs

Fix the source, which is almost always your irrigation. Most of the rust we see comes from well water and sprinkler systems. The usual answer is having your irrigation heads adjusted or swapped so the overspray stops hitting the surface. We'll walk you through it during the visit. Most rust lifts right off, but deep stains can leave a faint shadow. If the rust is coming from metal inside your concrete, it can return because the source is still there. We'll tell you up front.

A typical rust job takes about an hour or less. Deeper stains that need a second pass can run a little longer, and we'll let you know what to expect when we quote the work.

Rust removal runs spring through fall. Southern Michigan winters freeze exterior water work for roughly three to four months, so cold-weather jobs move to spring once temperatures come back up. Reach out when you're ready, and we'll get you on the schedule for the first good stretch.
