Cleaning Moss and Algae Off Your Southern Michigan Roof
Shaded, wooded lots across Southern Michigan keep roofs damp, and that moisture feeds the moss and algae that take hold on your shingles. At Westfall Power Washing LLC, we lift that growth with a soft wash treatment matched to your roof material. It clears from the root, not just the surface. Want that growth off your roof? Call us at (517) 227-4597.
The Roof Types We Clean
The right approach depends on what your roof is made of. Here is how we handle each kind, with footwear and gear chosen for the surface.
Asphalt Shingle
Asphalt gets our soft wash treatment, followed by a neutralizing spray. There is no scrubbing of the shingles. The growth dies off and then releases with the weather over the weeks that follow.
Metal
Metal gives you two choices. We can treat it and give it a light rinse, letting the rain finish the job. Or we can hand-clean it from a lift when you want the result right away.
Wood and Cedar Shake
Wood roofs are cleaned one way only: the right way, with the care the material needs and footwear made for it. Cedar shake roofs are part of the housing stock around here, and we treat them accordingly.
Tile
Tile gets a treatment matched to the material, so the growth lifts without harm to the surface.
Slate
Slate is treated to suit the stone, cleaned gently and never put under pressure.
Why Homeowners Pick Us for Roof Cleaning
Roofs are where method and care matter most. Here is what sets our work apart.
Soft Wash Treatment That Protects Your Shingles
How we clean a roof is the whole reason to pick us for the job. We never power wash a roof. Our treatment kills the growth at the root, and the rain carries it off over the following weeks and months. That protects your shingles instead of stripping their granules.
Never Up a Ladder Alone
We never send anyone up a ladder alone, and our uniformed crew carries every harness, roof hook and lift the job calls for. We're fully licensed and insured, including workers' comp and commercial auto, and every technician is background-checked and drug-tested.
Photos Before and After, Whether You're Home or Not
You don't need to be home. We do a full walkthrough and photograph your property before we start, keep you updated by text and email, and send matched before-and-after photos with your invoice. That suits the lake and second-home owners around here who are rarely on site the day we come out.

How a Roof Cleaning Goes With Our Team
From your first call to the photos in your inbox, here is how the job runs.
The Free Written Estimate
Reach out by phone, text, or the form on our site. Our office team answers, with a live answering service catching anything after hours. We look up your roof online or ask for a few photos, then email a written estimate within two business days. It often lands the same day, with our insurance and workers' comp details on it.
Approval and Reminders
Approve your estimate online, and you get a confirmation by email and text. As the date nears, reminders go out with an arrival window, so you always know when to expect us.
Photos, Notes, and Safety Setup
We photograph the existing conditions, your plants included, and log them to your file. Then the crew sets up ladders, harnesses, tie-offs, roof hooks, roof-specific footwear, and a lift where the roof calls for one. If we find something unsafe, like damaged electrical or rotted boards, we'll show you, work around it, and come back to finish that area once it's repaired. We never put our crew where it isn't safe.
Pre-Wetting and Watching Your Plants
We pre-wet and protect your landscaping on every job. If you're planning new annuals, hold off until after we've been out. Fresh plantings are the most delicate. While one technician works the roof, the other watches the overspray and keeps the beds wet, running sprinklers when needed.
The Treatment and Runoff Control
We match the cleaning solution to your roof and apply it. On heavier jobs, hoses at the downspouts pre-flush the runoff, and gutter pods neutralize whatever cleaner is left. Asphalt shingles get a neutralizing spray once the treatment has done its work.
Letting the Rain Finish the Job
The dead growth releases with the weather, so the roof keeps clearing after we leave. If any patch is still holding on around the six-month mark, we come back and give it a light brushing.
Matched Photos and Your Invoice
We re-shoot the same angles for true before-and-after photos, then upload them and send them with your invoice the day we work. If anything looks off, tell us, and we will sort it out.
What Roof Cleaning Costs and What Moves the Price
Every roof is priced on its own. The size, the roof material, the condition, and how we reach it all move the number. You get the final figure on your free written estimate.
| Pricing | Details |
|---|---|
| $450 minimum | $450 minimum. This is a service-call floor, not a flat price for a whole roof. We price up from there by square footage, roof material, condition, access, and scope. |
| Bundle & Save | Savings when you combine or stay on schedule. Bundling services or keeping a recurring schedule can bring your price down. We build those savings into your quote rather than posting a rate, so ask when you get your estimate. |
We price the work to do it right the first time. That covers the right method, the safety gear, and the time your roof actually needs.
Service Plans
Staying on a recurring schedule keeps your roof maintained without you having to track it, and it pairs naturally with a yearly house washing. We send the reminders, you approve the visit, and the growth never gets a long head start. On wooded lots, roofs and gutters fill with the same debris, so gutter cleaning is an easy add-on to the same schedule. Owners who travel or live away for part of the year lean on it most.
- Residential recurring schedule. Stay on our schedule, and we'll remind you when it's time. No need to remember, and your home stays maintained year after year.
Our One-Year Roof Cleaning Warranty and Promises
We stand behind the work three ways.
One-Year Roof Cleaning Warranty
Every roof cleaning comes with our one-year warranty. We come back during the year to check on your roof and touch up any area that needs another treatment. The visit happens while we are already working your area, so there is no date for you to track.
Our Satisfaction Promise
If something isn't right, let us know within 48 hours of your service and we'll come back out to make it right, usually the same day or the next morning.
Our Plant Care Commitment
We document your plants before we start, and if our work damages one, we'll replace it.
Roof Cleaning Customer Reviews
Roof Cleaning Questions
Can you clean a roof that has solar panels on it?
No. For safety, we don't wash roofs that have solar panels installed on them. The electrical and overspray risk around the panels and conduit is not worth it, so we leave those roofs alone.
How long does a roof cleaning take?
Anywhere from about an hour to a few days. It comes down to the size of your roof, so a small ranch and a sprawling lake home sit at very different ends of that range.
What time of year do you clean roofs?
Spring through fall, while the weather cooperates. Outdoor water work pauses for roughly three to four winter months, when freezing temperatures make it unsafe. We pick the schedule back up once things thaw.
