Washing Dirt and Algae Off Your Southern Michigan Siding
Dirt, algae and organic growth build up on the siding, soffits and trim of almost every home here. Wooded, shaded lots hold the moisture that feeds it, so it keeps coming back on its own. At Westfall Power Washing LLC, we soft wash your siding with a cleaning solution matched to its material and its color, then rinse it all down.If your siding is turning green or gray, call us at (517) 227-4597.
Siding Types We Clean
Homes around here are clad in all sorts of materials, and we wash the common ones: vinyl, Hardie board, brick, stucco and wood. We run one soft wash method and adjust the cleaning solution to the surface in front of us.
Vinyl Siding
Vinyl is the most common siding we wash. We soft wash it with a solution mixed for vinyl, so the growth lifts without any hard pressure on the panels.
Hardie Board (Fiber Cement)
Hardie board, the fiber cement siding on a lot of newer builds, gets a soft wash with the solution set for that material. It cleans up well when it is handled gently.
Brick
Brick holds dirt and growth in its texture. We soft wash it and tune the cleaning solution to the brick so the surface comes clean.
Stucco
Stucco is porous and does not take kindly to pressure. We soft wash it with a solution mixed for stucco, letting the cleaner do the work.
Wood Siding
Wood needs a gentle touch, and we soft wash it with a solution set for the material. We see plenty of log homes and cedar shake out here, and we clean them the careful way.
A Spot-Free Pure-Water Finish for Dark Siding
lot of newer homes around here are going with deep, bold siding colors, and our local water is high in calcium and lime. Dark and bold siding colors show the minerals in our local water, so we finish them with a pure-water rinse to keep them spot-free. That final rinse runs through our filtration system, which strips the minerals out before the water ever touches your home.
Why Homeowners Choose Our Crew for House Washing
A house wash is only as good as the crew doing it. Here is what you get with ours.
Tall Lake Homes and Hard-to-Reach Peaks
We wash homes of every size, from a simple single-level place to a tall lake home with setbacks, dormers and a screened outdoor living space. The harder a home is to reach, the more our experience shows, and we handle those tall peaks the right way.
Our Own Water, Filtered Before It Touches Your Siding
We bring our own water and only top off from your spigot, so we never draw enough of yours to leave a rust stain behind. When the water on site is dirty or rusty, we run it through extra filtration first. Your siding gets clean water, not whatever is in the lines.
Nobody on a Ladder Alone
We never send anyone up a ladder alone, and our uniformed crew carries every harness, roof hook and lift the job calls for. We're fully licensed and insured, including workers' comp and commercial auto, and every technician is background-checked and drug-tested. On your house wash that means a two-person crew, with extension ladders and a lift when the peaks call for it.

How a House Washing Day Goes, From Estimate to Photos
A Free Estimate From Your Address or a Few Photos
Call, text or request your estimate online. Our office team answers, with a live answering service as backup. We quote most house washes remotely, reviewing your property online or from a few photos you send. Your written estimate comes by email within two business days, often the same day, with our insurance and workers' comp details on it.
Approve Online, Then Get Your Arrival Window
Accept your estimate online and you get an email and text confirmation. As the date gets close, we send reminders with your arrival window. You do not need to be home for a house wash.
Walkthrough, Photos and Covering Your Plants
Our two-person crew splits up the moment we arrive. One walks the property, photographs the existing conditions, plants included, and logs notes. The other masks, covers and protects. We pre-wet your plants before any cleaning solution goes on.
Soft Washing From the Far Side Back
We run our hoses out to the farthest side of the home and work back toward the truck. The cleaning solution is set for your siding, its condition, its color and how long it has been since the last wash. We work from our soft wash setup and hot-water pressure washing units, reaching the upper walls by extension ladder or lift as the home requires.
Rinsing and Uncovering Section by Section
We rinse the whole home down and pull the coverings off section by section as we go. Dark and bold siding gets that final pure-water rinse so no mineral spotting is left behind.
Matched Before-and-After Photos With Your Invoice
We re-shoot the same spots we photographed at the start, so your before-and-afters line up. Those photos go out with your invoice on the day of service. If anything is not right, we want to hear about it.
What House Washing Costs and What Moves the Price
A house wash is priced by square footage, condition, access and how much prep it takes. Your exact number comes with your free written estimate. We may not be the lowest bid, and that is on purpose, because we take the time to do it right.
| Pricing | Details |
|---|---|
| $450 minimum | $450 minimum. This is the floor for a service call, not the price to wash a whole house. From there, the price moves with the size of your home and how tall it is. Setbacks and ladder work push it up, as do dark siding that needs the pure-water finish, screened living areas, heavy landscaping, neglect and any extra prep. When a job comes in small, we look for other useful work to fold in so your visit is worth it. |
A couple of ways to get more for the visit:
- Combine services and the savings are built right into your estimate. Ask about it when you get your quote.
- Exterior window cleaning costs less when we do it with a house wash, since the growth is already gone by the time we get to the glass.
Service Plans for Yearly House Washing
The easiest way to keep your home looking right is to stay on a yearly house wash schedule. We send the reminder when it is time, so you never have to track it. It suits lake and second-home owners who are not on site much and want the place maintained whether they are there or not. Any recurring savings are handled in your estimate.
- Residential recurring schedule, yearly. Stay on our schedule and we'll remind you when it's time. No need to remember, and your home stays maintained year after year.
Our Make-It-Right Guarantee on Every House Wash
We stand behind every house wash with two simple promises.
48-Hour Satisfaction Guarantee
If something isn't right, let us know within 48 hours of your service and we'll come back out to make it right, usually the same day or the next morning.
Plant Care Commitment
We document your plants before we start, and if our work damages one, we'll replace it.
House Washing Customer Reviews
House Washing Questions
How long does a house wash take?
Most house washes run from about an hour for a small home to a full day for a large one. When the wash is paired with other work like sealing, it can stretch longer, sometimes across multiple days. Your estimate will give you a realistic window for your home.
Will a house wash remove the chalky white residue on my siding?
If your siding leaves a white, chalky residue on your hand, that's oxidation, not dirt. Washing won't remove it, but we can often blend or restore just the affected walls. We will point it out during the walkthrough so you know what you are looking at.
Can you wash a house with specialty paint?
Yes, though a few need special handling. Some specialty paints need a gentler process and a different product. If we spot one, we'll walk you through it and update your estimate before we start.
What happens if you find damaged electrical or rotted boards on my house?
If we find something unsafe, like damaged electrical or rotted boards, we'll show you, work around it, and come back to finish that area once it's repaired. We never put our crew where it isn't safe.
Does a house wash clean my gutters too?
A house wash cleans the outside face of your gutters along with the siding. The inside of the gutters and the downspouts is our separate gutter cleaning service, which you can add to the same estimate. Just ask for both when you reach out.
Should I hold off planting new flowers before my house wash?
Yes. We pre-wet and protect your landscaping on every job. If you're planning new annuals, hold off until after we've been out. Fresh plantings are the most delicate.
