Building Washing in Southern Michigan and Fort Wayne

Organic Growth on Your Southern Michigan Building Walls

Building Washing Southern Michigan and Fort Wayne

Organic growth builds up on the exterior walls of commercial buildings. Across Southern Michigan, the wooded, shaded lots hold the moisture that lets it take hold. We clean it off for good. Every building gets washed from the top down, roof and upper areas first, then walls and concrete, finished with a rinse-down of the whole site.

If your walls are starting to green over, call Westfall Power Washing LLC at (517) 227-4597.

The Types of Buildings We Wash, From Banks to Factories

We wash commercial buildings using the same surface-specific methods as our residential work, every one top down, and we schedule around how your building is used. Here is what we clean most.

Office Buildings

High-traffic offices get washed on weekends or after hours so your staff and visitors are never in the way. You get the plan ahead of time.

Medical Campuses

Medical campuses come with steady foot traffic and tight access. We plan the work around it and hand your team a site schedule before the first truck arrives.

Warehouses

Warehouses have big footprints, so we run a multi-technician crew off one truck with hot-water units on board. When a site needs more water than we carry, we truck it in.

Factories and Industrial Facilities

Large industrial jobs call for more product than a truck holds, so we have bulk chemical delivered straight to the site and bring in extra water. Water reclamation is available when the property requires it.

Bank Branches

Banks with several locations stay on one schedule across every branch. Each visit covers the roof, walls, glass, drive and sidewalks in the same top-down pass.

Inside and Outside Window Cleaning for Your Building

We clean the windows on your building too, inside and outside, for commercial properties such as banks, offices and restaurants. Tall glass on the upper floors is part of the job. We reach it with a water-fed pole and pure water, or by hand and from a lift where the glass sits high. Most of our commercial window work runs on a recurring schedule, monthly for many properties, and we can clean during business hours or before you open.

Why Property Managers Choose Us for Building Washing

Commercial owners and managers pick us for reasons that matter once the crew is actually on your property.

Payment That Fits a Commercial Budget

We offer flexible payment arrangements for commercial properties, from monthly to quarterly, so a large project or a surprise inspection finding doesn't wreck your budget. A full exterior wash on a big building can be spread to match your budget cycle instead of landing all at once.

Equipped for Large Buildings

Our trucks carry hot-water units, our own water supply and filtration, and we can bring in more water and supplies for large properties. Big jobs don't slow us down. A warehouse, campus or industrial site never has to wait on site water for us to get started.

Nights, Weekends and After Hours

Our phones are answered around the clock for emergency service, and we work nights, weekends and after hours so your home or business is never disrupted. Your doors stay open and your customers and staff come and go while the washing happens around them.

Safe, Insured Crews on Your Property

We never send anyone up a ladder alone, and our uniformed crew carries every harness, roof hook and lift the job calls for. We're fully licensed and insured, including workers' comp and commercial auto, and every technician is background-checked and drug-tested. When we're up on your upper walls and rooflines, our insurance covers our crew and our work.

Every Surface Gets Its Own Method

A building is not one surface, so we don't clean it like one. The roof, the walls, the glass and the concrete each get the method that surface needs, not just more pressure. That is how you get a building that is actually clean instead of one that is clean in the easy spots.

A Family Name Local Businesses Know

We're a family-owned company, and business owners and property managers across Southern Michigan know our name and our green trucks. Whether we are cleaning a single storefront or a full campus, it is the same crew and the same standard. We built that reputation one property at a time.

How Our Building Washing Process Runs, Walkthrough to Rinse-Down

Here is how a building wash goes with our team, from the first call to the final rinse.

1

The Site Walkthrough and Written Estimate

Reach out by call, text or online. Our office team answers, with a live answering service as backup. For a commercial property we come out and walk the site, then email your written estimate within two business days, often the same day. It includes our insurance and workers' comp details, certifications, terms, payment options and additional-insured documentation, so your paperwork is handled before we start.

2

A Schedule Built Around Your Hours

Accept your estimate online and you get email and text confirmation, then reminders as the date approaches with an arrival window. High-traffic sites go on weekends or after hours, and we give your staff a schedule showing which entrances and parking areas to keep clear.

3

Roof and Upper Walls First

We work top down, starting with the roof and upper areas, using lifts where the building calls for them. Every surface gets its own method matched to the material.

4

Walls, Glass, Then Concrete and Sidewalks

From there we move down the walls and clean the windows, then take on the concrete, your sidewalks, walkways, pads, drives and carports. Hot-water units and surface cleaners do the work on the flatwork. We can take the same equipment to your parking lot or garage while we are on site.

5

The Final Rinse-Down of the Whole Site

Once the building and concrete are clean, we rinse the whole site down so nothing is left sitting on your walks or entries.

6

Invoice and Making It Right

Your invoice goes out the day of service. If anything isn't right, tell us and we come back out, no runaround.

What Building Washing Costs, Priced by Size and Condition

Building washing is priced by square footage, material, condition and scope, and we set the final number in your written estimate after the walkthrough. Here is where it starts.

PricingDetails
$450 minimum$450 minimum is our service-call floor, not the price of a whole building. Larger and more complex buildings are priced up from there, moving with square footage, material, condition, access and scope.

Combining services, or staying on a regular cleaning cycle, builds savings into your quote rather than a published percentage. Ask about it when you get your estimate.

Service Plans for Building Washing

Keep your property on a recurring schedule and your exterior maintenance stays handled without a scramble. We build a cleaning schedule around your property: monthly, quarterly, twice a year or whatever fits, with payment options to match your budget. For a property with several buildings, we can rotate the work across quarters or years so the whole site stays on a maintenance cycle. It is the same approach we use to keep an HOA community on a phased schedule without one big bill.

Our Make-It-Right Promise on Building Washing

We stand behind every building we wash. If something isn't right, let us know within 48 hours of your service and we'll come back out to make it right, usually the same day or the next morning. Conditions that were already there before we started, like oxidation or long-term staining, we will explain to you rather than promise to scrub away.

I do not know the names (or remember) of the two employees that came to our house but they did a good job. We had a stubborn side that they worked and worked on. They told us everything they were going to be cleaning. They also power washed our outdoor chairs under the deck and hit the rails up above. I would highly recommend them and will use them again.

Building Washing FAQs

Most commercial buildings take anywhere from a couple of hours to a day or two. Where yours lands depends on its size and the scope of the work.

No. We never power wash a roof. Our treatment kills the growth at the root, and the rain carries it off over the following weeks and months. That protects your shingles instead of stripping their granules. Commercial roofs are part of the top-down wash, with one exception: for safety, we don't wash roofs that have solar panels installed on them.

It can. Some shingle manufacturers' growth warranties reimburse the cost of roof cleaning, and we supply the photos and documentation a claim needs. Check your roof's manufacturer warranty, and we will provide what is required to file.

Building washing runs spring through fall, weather permitting. Exterior water work freezes up for roughly three to four months of the year, so it pauses in the coldest stretch. Interior window cleaning keeps going straight through the winter.

Yes. Water reclamation is available whenever a property or job requires it, and it is part of our building washing setup. Let us know your site's requirements and we will plan the job around them.

If we find something unsafe, like damaged electrical or rotted boards, we'll show you, work around it, and come back to finish that area once it's repaired. We never put our crew where it isn't safe.

We bring our own water and top off the tank from an outside spigot. If your site water runs dirty or rusty, we filter it before it touches the building. There is nothing to worry about on your end.
