Planning the Stages With Your Management
We coordinate staged access with your management, usually on weekends. You get a schedule for tenants and staff showing what to move and where to park. As the date gets close, reminders go out with an arrival window.
Treating, Surface Cleaning and Rinsing Each Section
Each section gets a cleaning treatment first. We run hot-water units and surface cleaners, with degreaser where the grime calls for it. Stuck-on gum at entries and crosswalks does not come up with a surface cleaner, so that gets our focused gum removal instead. Then the whole section gets a full rinse-down before we move to the next one.
The Finish and Your Invoice
Once the final rinse-down is complete, your invoice goes out the day of service. If anything isn't right, tell us and we come back.

Will every stain come out of our parking lot or garage?
Most stains lift with hot water and the right treatment. Some are permanent, and we'll tell you which is which before we start. Whether a given stain comes out comes down to its type and how deep it has set.
Do you wash the upper structure of a parking garage?
We assess the upper structure and any wiring separately for safety before washing it. If we find something unsafe, like damaged electrical or rotted boards, we'll show you, work around it, and come back to finish that area once it's repaired. We never put our crew where it isn't safe.
Can you clean our parking lot or garage in the winter?
We schedule this work spring through fall. Cold winters freeze exterior water work for roughly three to four months here, so we plan around the freeze and book winter requests for spring.
