Porches, Garages and Buggy-Traffic Walkways Washed in LaGrange
Horse-and-buggy traffic leaves manure on parking lots, entrances, and walkways around town. That cleanup usually falls to whoever owns the property. The older homes on the west side bring their own work too: wraparound and enclosed porches, steps, detached garages and driveways, a lot more surface than the house alone. Our team at Westfall Power Washing LLC cleans all of it, from house walls to flatwork, on homes and storefronts here. Call (517) 227-4597 whether you're on the west side around Poplar and Mountain Streets or out along Townline Road.
Residential and Commercial Power Washing, Porches to Storefront Brick
We hold the same crew standards on a house and on a storefront, and each surface gets the method it needs instead of just more pressure. Commercial jobs are planned around your operating hours. The work is the same quality either way; what changes is the schedule.
Residential Power Washing for Porches, Siding and Driveways
The older homes around town give us plenty to work with. A wash there usually takes in the porch, the steps, the detached garage and the driveway, not just the house walls. Out along Townline Road, the ranch homes come with longer driveways instead. We match the method to each surface rather than running one setting across the whole property. Here is what we clean for homeowners:
- House Washing. A soft wash, with the cleaning solution adjusted to your siding, its color and how long it has been since the last cleaning. The outside face of your gutters gets cleaned too.
- Roof Cleaning. A soft wash treatment, never pressure. It kills the growth at the root, and rain carries it off over the following weeks and months.
- Gutter Cleaning. We clear and flush the inside of your gutters and downspouts, check the fascia and drip edge, and send photos of anything we find. Gutter sticks are available to keep downspouts flowing.
- Deck Cleaning. A two-stage clean and a neutralizing brightener bring natural wood back to its color. Composite and vinyl get a gentle soft wash.
- Fence Cleaning. Wood is stripped back to its natural color and vinyl is soft washed. We do whichever sides you want.
- Driveway Cleaning. The method is set by the concrete's age and finish. Newer concrete is soft washed so the surface is never etched.
- Concrete Cleaning. Sidewalks, patios and walkways get the same age-aware method as the driveways.
- Concrete Sealing. We seal poured and stamped concrete and stone, and we restore faded stamped concrete before resealing it.
- Paver Sealing. We strip the old sealer, clean, re-sand and lock the joints, then seal.
- Asphalt Sealing. We wash and prep the drive, put a top coat on patched or newly added sections so it matches, then seal.
- Rust Removal. The cleaner strength is matched to concrete, siding or glass so nothing gets etched.
- Window Cleaning. Interior and exterior glass, with screens run through our screen-cleaning machine.
- Solar Panel Cleaning. Pure water only, never pressure.
- Headstone Restoration. A slow, multi-visit enzymatic cleaning that stays gentle on the stone.
A house wash once a year keeps most homes maintained.
Commercial Power Washing for Brick, Sidewalks and Lots
Downtown runs on red-brick masonry like the courthouse on its square, plus the storefronts and sidewalks along Detroit Street. Brick like that gets low-pressure, masonry-safe cleaning. We can handle properties such as downtown storefronts, a hospital campus, and commercial lots and entrances. Here is what we clean for businesses:
- Building Washing. Top down, from the roof and upper walls to the windows, sidewalks and drives, finished with a full rinse-down.
- Storefront Cleaning. Walls, signage, fascia, awnings, windows and the sidewalk out front.
- Drive Thru Cleaning. The building, canopy, lane, speaker and menu boards.
- Parking Lot & Garage Cleaning. Cleaned in stages so your parking stays open while we work.
- Apartment Complexes. A building-by-building block schedule your residents can follow.
- HOAs. A section-by-section written schedule, phased across budget periods.
- Dumpster Pad Cleaning. Degreaser and hot water cut the grease and odor.
- Gum Removal. Hot water, piece by piece, with no harsh chemicals.
- Graffiti Removal. The remover is matched to the surface underneath.
- Awning Cleaning. Fabric, canvas, vinyl, acrylic and metal.
- Gas Station Cleaning. Pumps are fully wrapped, and we keep half the pumps open.
- Post Construction Clean Up. A gentle rinse on fresh concrete and new finishes.
We plan the work around your hours and tell you which entrances and parking areas to avoid. Multi-building properties get a block schedule.
Why LaGrange Owners Pick Us to Restore, Not Just Wash
A few things come up again and again. We are often not the lowest bid, and that is on purpose, because the time goes into doing the job right.
We Restore, Not Just Wash
We don't just wash. We restore. Our team knows concrete inside and out, from how it was poured to how it should be cleaned and sealed. We bring faded stamped concrete, pavers and weathered wood back to life without damaging them.
You See the Work Without Being There
You don't need to be home. We do a full walkthrough and photograph your property before we start, keep you updated by text and email, and send matched before-and-after photos with your invoice. You see exactly what was done without taking a day off to watch it happen.
Safe, Insured, Vetted Crews
We never send anyone up a ladder alone, and our uniformed crew carries every harness, roof hook and lift the job calls for. We're fully licensed and insured, including workers' comp and commercial auto, and every technician is background-checked and drug-tested.
Phones Answered Around the Clock
Our phones are answered around the clock for emergency service, and we work nights, weekends and after hours so your home or business is never disrupted.
Payment Options That Fit a Commercial Budget
We offer flexible payment arrangements for commercial properties, from monthly to quarterly, so a large project or a surprise inspection finding doesn't wreck your budget.
Schedule Your LaGrange Power Washing
How a LaGrange Wash Goes, First Call to Final Photos
Here is how a job runs, from the first call to the photos in your inbox. Every step is the same careful process, whether it is a single porch or a full commercial site.
Reach Out and Get a Written Estimate
Call, text or request an estimate online. Our office team answers, with a live answering service as backup. We review the property online or from a few photos, and look at specialty surfaces and restoration in person. Your written estimate is emailed within two business days, often the same day.
Approve and Schedule
Accept your estimate online and you get email and text confirmation. As the date gets close, reminders go out with an arrival window.
Walkthrough Before Any Water
The two-person crew splits on arrival. One technician walks the property, photographs the existing conditions including your plants, and logs notes to your file. If we find something unsafe, like damaged electrical or rotted boards, we'll show you, work around it, and come back to finish that area once it's repaired. We never put our crew where it isn't safe.
Pre-Wet and Protect
The other technician masks, covers and protects. We pre-wet and protect your landscaping on every job. If you're planning new annuals, hold off until after we've been out. Fresh plantings are the most delicate.
The Wash
Hoses run to the farthest side and the crew works back toward the truck. Each surface is treated to suit its material, condition and color, then rinsed, with the coverings pulled section by section. On the west-side homes with wraparound or enclosed porches and detached garages, the porch, steps and garage are all part of the surface the crew works through. We run hot-water units, a soft wash setup and a pure-water rinse system with filtration. We carry about 430 gallons on board, topped off from your spigot, and bring a lift when the job calls for one.
Before-and-Afters and the Invoice
The crew re-shoots the same points it documented at the start, so the before-and-after set lines up. The matched photos go out with your invoice on the day of service.
LaGrange Power Washing Pricing by Size, Surface and Condition
Estimates are free, and we price every job by square footage, material, condition, access and scope. We may not be the lowest bid, and that is on purpose. Here is where the numbers start.
| Pricing | Details |
|---|---|
| $450 minimum | Most of our residential and commercial work starts at a $450 minimum. That is a service-call floor, not the price of a whole property, so a large apartment complex or full commercial site is priced up from there. When a job is small, we look for other useful work to include. |
| $450 minimum | Rust removal is a $450 minimum as a standalone visit; typically from $200 when added to another service. |
| $45 per downspout | Gutter sticks are $45 per downspout, added during a gutter cleaning. |
| $1,200, a higher | Paver sealing is starting around $1,200, a higher floor because of the sealer, joint sand and multiple trips. |
| $450 minimum | Headstone restoration is a $450 minimum; optional yearly maintenance treatment about $100 to $200 depending on stone size. |
| Custom Quote | Asphalt sealing is priced by the size of the drive and whether patched or new sections need a top coat first. We quote it after we review the property. |
| Custom Quote | Stamped-concrete restoration depends on how many layers of old sealer have to come off and how much faded color needs restoring. That can take several trips, so we quote it after an in-person look. |
Savings for combining services and for staying on a recurring schedule are built into your quote. Call to talk it through.
Service Plans That Remind You When It's Time
Stay on our schedule and we remind you when it is time, so nothing slips. Most homes keep windows on a two-to-four-times-a-year rhythm and gutters once or twice a year, and the recurring savings are built into your quote.
- Residential recurring schedule. Stay on our schedule and we'll remind you when it's time. No need to remember, and your home stays maintained year after year.
- Commercial recurring contract. We build a cleaning schedule around your property: monthly, quarterly, twice a year or whatever fits, with payment options to match your budget. Multi-building properties can be rotated across quarters or years.
- Headstone yearly maintenance. A light yearly treatment keeps a restored headstone looking cared for.
A 48-Hour Promise, a Roof Warranty and Your Plants Covered
Three promises stand behind every job, backed by the before photos we take when we start.
We Come Back to Make It Right
If something isn't right, let us know within 48 hours of your service and we'll come back out to make it right, usually the same day or the next morning. Existing conditions like oxidation or long-term staining get explained, not re-cleaned.
One-Year Roof Cleaning Warranty
Every roof cleaning comes with our one-year warranty. We come back during the year to check on your roof and touch up any area that needs another treatment.
Your Plants Are Covered
We document your plants before we start, and if our work damages one, we'll replace it.
Reviews From LaGrange Customers
LaGrange, From the Courthouse Square to Townline Road
LaGrange is a county seat built around a red-brick courthouse on a tree-covered square at the center of town. Horse-drawn buggies and cars share the same streets here, with the state and US highways crossing at the square's south edge. We look after the properties we clean like they sit on our own street. Across the communities we work in, we regularly pitch in on local fundraisers, raffles and charity events, including donated service gift certificates. These are the places people here pass every week:
- LaGrange County Courthouse on Detroit Street
- LaGrange County Library on Spring Street
- Parkview LaGrange Hospital on Townline Road
- LaGrange Town Hall on Townline Road
We cover downtown around the square, the west-side streets near Poplar and Mountain, and the homes out along Townline Road.
